On page 127 of the book: 'The Balloting Book', it cites that Lot #16 in the original Township of Semprojius (Town No. 13) of the Military Tract Of Central NY was balloted as Revolutionary War bounty land for "Ensign Dow Fundy" and Lot #17 in the original Township of Semprojius (Town No. 13) of the Military Tract Of Central NY was balloted as Revolutionary War bounty land for "Jacob Ramson". 1793-1822 The only type of deed index for Cayuga County NY for 1793-1822 listing an index of Grantees (Buyers) is contained in a COMBINED Grantor & Grantee index book. The listing is only indexed by the first letter of the surname and is in sequential order by deed file date. Note that the left column of each page shows Grantors (Sellers) and the right side column shows Grantees (Buyers)
circa 1800-1850 In addition to a Grantor & Grantee Index, the Cayuga County NY Clerk's Office maintained a Military Lot index to deeds from circa 1800-1850. This index did not include any names. This index was a sequential listing of deed file numbers in sections by lot number. The lot numbers are listed along the left column on each page in each township section of the index book. To the right of the lot number, is a long sequence of numbers or letters. The first main number or letter, is the book volume number. This is followed by two numbers that look like a fraction. The P.O.B.for the 50-acres is the southwest corner of Uriah Carle's land-being a 1/12th portion of the lot. The 20-acre parcel begins at the northeast corner of Edmund Robinson and running north to Jacob Snider; thense west & south & east to the POB.

1816, March 7th

There is a Cayuga County NY mortgage document record in book “D” at page 536.  Within this mortgage document, Mark Dempsey borrowed money for the purchase of land in Sempronius Lot #16.  The mortgage document is dated March 7th, 1816.  The ‘Mortgagee’ (Lender) is cited within this record as Uriah Carle and the Mortgage description covers all of the 50-acres purchased by Uriah Carle in 1806 via 1806 deed H-157.

1816 Aug 26 Mortgage E-75 A Mortgage with the same date as the above deed shows that Arty M. Whipple borrowed money to purchase this property from the seller, Stephen Child. The mortgage (Dated Aug. 26, 1816) was discharged on October 8, 1817, but not officially cancelled until Feb. 28, 1818

1817, Feb. 8 S-307 Samuel & Luda(?) Williams George Duryee This deed transfers title to a 1/6 portion of the whole lot #16.  Because the whole area of Lot #16 was originally comprised of 600-acres, a 1/6 portion would presumably be 100-acres.  The ‘Point-Of-Beginning’ cited within the boundary description of this deed reads: “beginning at the northeast corner of a piece of land owned in 1813 by Uriah Carle, now by Mark Dempsey”.     

NOTE: In 1817, George Duryee purchased the 100-acre parcel of land adjacent and north of land owned by Mark Dempsey in Sempronius Lot #16 via the above cited deed S-307.  Therefore, Mark Dempsey & George Duryee might have been neighbors in 1817. In July 1819, Mark Dempsey’s Surrogate/Probate file shows that George Duryee was one of the two sworn Appraisers that made an inventory and valued  all the personal property within his estate. 

Between 1817 and 1827, the 29 1/2-Acre property in Lot #17 somehow became owned by Joseph & Nancy Gunsaulas. If Mark Dempsey purchased the 29 ½ acres from the lender (Mortgagee), at the same time he borrowed mortgage money for the purchase (see mortgage F-511)…then he may have purchased the 29 ½ acres from Charles S. Cleveland & Robert Lucky in November 1818. 
1818, Nov. 18 Mortgage F-511 shows Mark Dempsey as the Mortgagor (Borrower). Typically the Mortgagor is the property owner. Thus there may have been a deed conveying title for the 29 1/2 to Mark Dempsey that was never recorded.
DATE - 1819 The Surrogate/Probate file for Mark Dempsey includes an appraisal inventory list of the property in his estate. This list shows 6 separate items labeled: “Note of Land” bearing dates of April & May of 1819.  The 1818 mortgage for the 29 1/2 acres cites Mark Dempsey as the Mortgagor and this mortgage was officially discharged June 4, 1827. This discharge was likely necessary for the purpose of eliminating the record of a mortgage when the property was sold from Joseph & Nancy Gunsaulus to David Parsel

1823, Jan. 23 Z-108 Lewis & Martha Warren George Duryee This deed conveys a one-sixth portion of Sempronius Lot #16 (presumably 100-acres). The ‘Point-Of-Beginning is defined as a point’: “at the northeast corner of a piece of land owned by the heirs of Mark Dempsey on the east line of said lot”.  The land cited in this deed as: 'owned by the heirs of Mark Dempsey', is presumably one of the same parcels subsequently sold by Gunsaulus (i.e. either the 4 1/4 or 6-acre parcels). This suggests that the 100-acres conveyed via deed 'Z-108', is adjacent north of either the 50-acre area mortgaged by Mark Dempsey via D-536 or the 6 or 4-Acre lots cited below as HH-41 & GG-247.

1830, Feb. 16 NN-508 John & Mary Crane Garret C. Parsel This deed conveys 12-acres in Sempronius Lot #16. The boundary description appears to describe a lot that is south and west of the 4 1/4 acre lot described in deed GG-247  
1816-1830 Note that the description contained within deed HH-41 conveys 6-acres and cites that adjacent land was "IN THE POSESSION OF John Crane". Because deed HH-41 did not say; "OWNED by John Crane"...it is likely that the deed conveying title to John Crane didn't exist or was not yet recorded in 1825. The above referenced deed (NN-508) shows that (in 1830) John Crane sold the referenced land south and west of the 4 1/4 acres conveyed by deed GG-247. Based on the land description contained within the 50-acre mortgage involving Mark Dempsey(D-536), there should be a deed conveying land to John Crane from Mark Dempsey or his heirs. That deed was apparently never recorded.

Summary

Mortgage records cite that in 1816, Mark Dempsey borrowed money for the purchase of 50-acres of land in Sempronius Lot #16.  He probably purchased this land from Uriah Carle. This deed was never filed with the county clerk’s office.  Later, in November 1818, Mark Dempsey was listed as a 'Mortgagor' in another filed mortgage document for a 29 ½ acre parcel on the east side of the road in Sempronius Lot #17.  If Mark Dempsey purchased the 29 ½ acres from the mortgage lender at the same time he borrowed mortgage money for the purchase…then he may have purchased the 29 ½ acres from Charles S. Cleveland & Robert Lucky in November 1818.  This deed was also never recorded.

After his death in circa 1819, three lots formerly owned by Mark Dempsey (4 ¼-acre, 6-acre, and 29 ½-acre) were presumably inherited and subsequently sold by Joseph & Nancy Gunsaulus. There may have been a remaining 39+ additional acres in Lot #16 that was once owned by Mark Dempsey prior to his death. Note that the description contained within deed HH-41 conveys 6-acres and cites that adjacent land to the north was "IN THE POSESSION OF John Crane". Because deed HH-41 did not say; "OWNED by John Crane"...it is likely that the deed conveying title to John Crane didn't really exist or was not yet recorded in 1825.  Deed NN-508; shows that “John Crane” sold the referenced land located south and west of the 4 1/4 acres conveyed by deed GG-247 in 1830. Therefore, there possibly was a deed conveying land to John Crane from Mark Dempsey that was never recorded.  The deed transferring land to John Crane may have only conveyed 12-acres. The remaining land (that was not sold off from the 50-acres mortgaged by Mark Dempsey in 1816 -about 27-acres), could possibly have been sold to William Wetherby; according to adjacent deed descriptions. 

Consequently, Mark Dempsey may have sold lands to John Crane & William Wetherby prior to his death.  There is no deed filed prior to 1830 showing a conveyance from Mark Dempsey to John Crane. However, John Crane subsequently sold his land in 1830 and he had 12-acres.  If William Wetherby had the remaining 27-acres, via a conveyance from Mark Dempsey, it appears that his deed was also not recorded.
